Spire assisted a developer on a $74 million residential and mixed-use high-rise development in Houston, Texas. The 40-story project consists of a residential apartment tower with 250 luxury apartment homes, a rooftop pool, a 3,000 SF fitness center, 12,500 SF of retail space, and a six-story parking structure accommodating over 500 cars.
The developer engaged Spire to assess the impact of alleged weather-related effects. Spire’s team performed weather (rain and wind) delay analysis to determine the number of force majeure events the contractor incurred beyond what they could anticipate. The analysis included quantification of days and a determination of the critical path activities that were affected. In addition, Spire provided mediation support by summarizing and communicating the findings to the owner and the mediator to aid in resolving the dispute. As a result of Spire’s efforts, a settlement was reached between the two parties, avoiding arbitration.
